COLLONGES

The Collonges Technopark is divided into 2 sections :

South sector : Services, offices, hotels, restaurants, trade and craft activities: activities compatible with the village and farming.

North sector : subdivided into two zones :

  • ZBa : The urban development zone’s showcase: tertiary activities (offices, services) and “light” industry
  • ZBb : Skilled trades and industrial activities

 

The process should enable the creation of :

  • Around 40,000 sq. m net floor area in the northern part,
  • Around 8,000 sq. m net floor area in the southern part.

 

The town-planning aspects

The site planning and the installations in the Technopark must adhere to several town-planning documents: the Collonges land-use plan, the architectural and environmental specifications and the urban development zone land transfer specifications.

  • The North site is accessed via a crossroads on the RD984b road, this leads to a round-a-bout on the RD984 road.

This junction is the main access point, particularly for heavy good vehicles.

  • Crossing the RD984 road towards the county town has also been taken into account for “active” travellers (zebra crossing) ;
  • The South site can be accessed via a crossing on the RD984b road, which leads to the round-a-bout on the RD984 road ;
  • In order to take into account environmental considerations which were brought out during analysis, a natural area has been identified around the RD984 road, whose “naturalisation” will be developed ;
  • In order to optimise land use, it is recommended to include joint areas to access the buildings, the size and positioning of which will be determined according to the nature of operations, in particular in order to construct pooled car parks to meet the requirements of the site’s activities, and their surfaces should be permeable ;
  • Unassigned free space should be developed as green areas ;
  • The height of the buildings should not exceed 9m, in other words R+1+C or R+AT ;
  • The urban style of the North and South sites:

• The urban development zone regulations promote simple, contemporary architecture which favours using materials or techniques linked with energy-saving, renewable energies, bio-construction or even stormwater management, for example the possibility of including green roofs.

• Local materials (wood, etc.) should be favoured for the façades, particularly on the edge of the RD984 road where wood should be the predominant material used for the façades of the buildings. Cladding is permitted, subject to it being horizontal.
